The surface of a tiled roof is composed of three layers - the roof lining (also called roof sarking), the roof battens, and the roof tiles themselves. While roof tiles are extremely tough and able to tolerate exposure to the elements, it is possible for battens and roof lining to degrade well before the tiles they support. Degraded lining and battens reduces the waterproofing and insulating efficiency of a tiled roof and exposes the structure to the risk of leaks and to infilitration by pests such as nesting birds and rodents.

Replacement of the roof battens and roof sarking resolves these problems, as well as presenting a prime opportunity to replace any chipped, cracked, or otherwise degraded tiles.

In the images above the roof area is stripped of tiles before the roof sarking and roof battens are replaced. During the replacement of the original tiles any found to be damaged or compromised are also replaced with exact matches of the same material and profile. The end result is a roof that fits seamlessly, and guards against both pests and the elements.

Roof Leak Detection and Repair

Roof leak detection is a fine art - because a tiled roof is made of hundreds of interlocking parts locating the origin of a minor leak can sometimes be a long and careful process. Once a leak is identified conventional repair processes such as the replacement of tiles, rebedding and repointing, and the replacement of roof valleys can be used to stop the leak and to prevent it recurring.

Demonstrated above is a roof leak repair accomplished by replacing a pair of worn roof valleys, followed by rebedding and repointing the ridge cap tiles located at the top of each.

Tiled Roof Rebedding and Repointing

Roof tiles (both cement and terracotta) are held in place and secured against the wind and rain by two components - their bedding, and their pointing.

Bedding cement is a specialized cement used to secure roof tiles into place, holding them firmly when exposed to wind, moisture, and changing temperatures.

Pointing is a flexible compound used to smooth the edges between the ridge cap tiles and the standard roof tiles beneath them, while ensuring total waterproofing, the ability to flex when accounting for extreme shifts in temperature between Winter and Summer. Well chosen pointing will also provide a consistent colour, blending the ridge and hip surfaces of a roof together and ensuring a neat, clean finish.

The failure of bedding cement and pointing can result in moisture and pests invading the roof cavity beneath, or even in a roof tile being completely dislodged and becoming a serious hazard. Fortunately, we are able to provide comprehensive bedding and pointing services to suit all tile profiles and roof surface materials - the replacement of these fixtures is one of the most important maintenance items for any tiled roof, and will make a great difference in the life span, visual appeal, and effectiveness of any roof.

Underneath any set of roof tiles or Colorbond panel is an insulating layer called the underlay, or sarking. This layer helps to seal the roof cavity against water, and to insulate the home itself.

While it is long lasting, it's normal for roof underlay to require replacement at times throughout the life cycle of any home as it can be degraded by the elements, and damaged by any pests that do manage to infiltrate the roof space. The replacement of roof underlay serves to renew these protections and ensure that the roof is well guarded against moisture, as well as that is able to properly protect and shelter the inhabitants beneath.

Roof valleys, or valley irons, are possibly the most important component of any roofs plumbing. These steel channels ensure that rain is diverted properly into gutters, rather than having the chance to infiltrate the roof space, or collect in the crevices of the roof.

As they collect and channel water, and are prone to collecting leaves and other debris roof valleys can be subject to corrosion and deformation over time, eventually resulting in failure to divert water properly. At this point water may spill over their edge or through a gap in their surface to accumulate in the roof cavity below.
